Job Skills / Requirements

Essential Accountabilities:

1. Receive electronic, verbal or written instructions to complete work order assignments on routine or emergency basis.
2. Perform various repairs and/or replacements such as compressors, line driers, controls.
3. Be able to charge systems, recover refrigerant, braze copper, understand how to use.
4. Refrigeration gauges vacuum pumps.
5. Must have working knowledge of R22, 410, 407a, and R123 low pressure refrigerants.
6. Must be able to have a working knowledge of electricity and using volt / ohm meters.
7. Must be able to replace lighting ballasts, light switches, read schematic diagrams.
8. Must be able to make electrical repairs in wiring, switches and controls.
9. Must be able to replace light bulbs (Both interior and exterior and be able to work in a lift truck to replace exterior light bulbs and ballasts.
10. Be able to use nitrogen to find leaks and repair on air conditioning systems.
11. Understand the different electrical voltages (120, 230, 277 and 460 three phase).
12. Rotate as necessary with other technicians to cover on- call duties (Typically once a month).
13. Work with other trades within the facilities team during slower times to help complete projects.
14. Oversee outside vendors when necessary.
15. Perform all general duties to maintain buildings in good operating condition.
16. Work in a safe manner following safety protocols at all times.
17. Obtain the necessary materials to perform and complete tasks.
18. Be able to help with snow removal and salt applications during cold weather.
19. All other work assigned as prescribed by your department supervisor.
20. Performs miscellaneous tasks as assigned by supervisor.
21. May be required to prepare estimates for repairs and installation of equipment.
22. Will be required to attend asbestos abatement classes.

Other Accountabilities:

1. Repair or replace electrical outlets. Change/replace lighting fixtures or tubes/bulbs.
2. Repair/replace broken electrical switches when necessary.
3. Perform minor drywall repairs, adjust door hardware and latches to perform properly.
4. Perform all general duties to maintain buildings in good operating condition.
5. Replace stained ceiling tiles upon repair of any leaks.
6. Oversee outside vendors when necessary.
7. Obtain any necessary materials as needed to complete tasks.
8. Secure needed supplies or equipment and notify the proper person of any additional supplies or equipment needs.
9. Observe and report any unusual or emergency situations to the Manager or Director of Facilities Operations
10. Make recommendations to an immediate supervisor about how methods and procedures may be improved.
11. Work with other trades within the Facilities Maintenance Department as needed to complete repairs or projects.
12. Rotate as necessary to cover various shifts as schedule requires by the Facilities Maintenance Department.
13. Other assigned duties as directed by the supervisor.

Knowledge, Skills, & Abilities Required:

1. Knowledge of HVAC and refrigeration tools, materials, and test equipment.
2. Knowledge of repair, maintenance, and installation techniques.
3. Skill in reading and understanding schematics and wiring diagrams.
4. Skill in analyzing HVAC or refrigeration malfunctions from performance and test-equipment readings and determining appropriate repairs that are needed.
5. Must have the ability to effectively communicate.
6. Must be able to braze and solder copper piping systems.
7. Must have the ability to work without direct supervision.
8. Must be able to plan and organize work schedule to complete tasks in a timely manner.

Department Specific Competencies:

1. Familiarize yourself with Department policies and procedures.
2. Become familiar with the property, buildings, and systems.
3. Work safely, be knowledgeable with all Department Safety Policies, and attentive to all safety talks, special instructions, and posted safety signs throughout the work area.
4. Valid Indiana driver’s license.
5. EPA universal certification to handle refrigerant.
6. Must meet University lifestyle expectations.
